Mark III Asset Management, Inc. has successfully completed the acquisition of the VSR Portfolio, consisting of six multi-tenant buildings totaling 159,884 square feet across three locations in the Sacramento region.

The stabilized light-industrial portfolio is 93% occupied by a diverse mix of companies from many industries including e-commerce, automotive, food & beverage, design, manufacturing, construction and home services. The buildings are located at 859, 865, 869 Stillwater Road in West Sacramento, 2017 Opportunity Drive in Roseville, and 4105 Delmar Avenue and 4111 Citrus Avenue in Rocklin.

The portfolio represented an attractive opportunity to acquire well-maintained properties at a price below replacement cost with stable in-place income and located in high-demand, infill submarkets with limited availability.

With this acquisition, Mark III Asset Management expands its existing presence in West Sacramento and Placer County, where the firm has developed, owns, and manages several other properties. The firm’s expertise in managing similar light-industrial property allows them to seamlessly integrate them into their growing portfolio.

Mark III Asset Management was pleased to work with experienced brokers from CBRE, Randy Getz and Todd Sanfilippo who represented the Seller in the transaction. Todd Sanfilippo, Walter Smythe and Matt Susac with CBRE will handle new leasing at the properties.
